About our gutter survey in Willesden

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are rotten fascias or stained soffits and blocked outlets and hoppers, on parapet and box gutters, eaves gutters and valley gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Willesden has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Questions from Willesden

I let a flat near Kensal Rise station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Willesden listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, phone 07833 053749 or send us an email.

How quickly is the report sent?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

How we price gutter surveys

When we price a survey, we consider:

  • The height of the building and how the roof can be seen safely
  • Roof area
  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Getting in touch

When you call or email, these details help:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form.

How it works

Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, it normally takes an hour or two for a house, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in Willesden moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in

Roof by roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Local roofs in Willesden

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.5 miles east lies Fenton House, a reminder of how long the area around Willesden has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Church of St Andrew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Kensal Rise station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for example near Brent Cross Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Watch ceilings under valley gutters for fresh marks
  • Book gutter clearing once a year, more frequently near trees
  • Check from ground level or a window, not a ladder
  • Do not leave hidden gutters out of a clear-out

You receive a photo-illustrated written report and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow, and the water they spill can damage walls and timber.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
