Roof by roof
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.
How a gutter survey works in Cricklewood
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We’re often asked to look into leaking or loose downpipes and valley or box gutters that overflow inside, on valley gutters, parapet and box gutters and fascias and soffits.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Cricklewood has one, it needs checking from somewhere that can actually see it.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey

- Gather any invoices or paperwork from past roof work

Advice
What happens if roof problems are left?
Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Cricklewood homes and their roofs
With Fenton House about 1.7 miles east, Cricklewood sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Cricklewood is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Cricklewood station, a dated record of the roof is useful when planning maintenance across a let. Homes near green spaces such as Gladstone Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What we are asked to look at in Cricklewood
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.
Most people get in touch after spotting one of these:
- Gutters full of debris and silt
- Valley or box gutters that overflow inside
- Gutters overflowing in heavy rain
- Soffits marked by water
If you look after a shop, office or commercial unit, for instance near Brent Cross Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Questions to ask before you book
- Which parts of the roof they’ll actually see
- Whether the loft is part of the inspection
- Whether VAT is added on top

Cricklewood questions
How do I find out if my home in Cricklewood is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can parking be tricky for a visit in Cricklewood?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
How long does a gutter survey take?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
Does the report include photographs?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Does the season matter for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.
What a survey costs
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Height and safe access
- The type of building, from a house to a block or an office
- How many separate roofs there are, like extensions, dormers and garages
- How big the roof is
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you want to find out.
What we need to know
If you can, have these to hand when you get in touch:
- Any photos you have, taken from ground level or a window
- Your postcode, so we can check access and travel
- Whether there’s a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
Booking is simple: just phone 07833 053749 or use the contact form, let us know about the property and we’ll point you to the right survey. The price is agreed up front.
