Independent flat roof surveys in Cricklewood

Flat roof survey in Cricklewood

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. Typical surveys look at leaks around rooflights and failed upstands where the roof meets a wall, across upstands and outlets, EPDM rubber and felt flat roofs.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Cricklewood shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Signs you need a flat roof survey in Cricklewood

Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Problems we come across often include:

  • Splits and cracks in the covering
  • Ponding water that does not drain away
  • Water getting in at rooflights
  • Signs of deflection in the roof deck

If you let a flat or house near Cricklewood station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Useful tips for Cricklewood property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Keep clear of rooflights and fragile roof sheets
  • Check from a window for ponding after heavy rain
  • Check the outlets after the leaves fall
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Your questions about flat roof surveys in Cricklewood

How do I find out if my home in Cricklewood is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Cricklewood?

Typically it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Do you cover Cricklewood?

Yes. We survey roofs across London and South East England, Cricklewood included.

What’s the best way to book?

Simply call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Flat roofs in Cricklewood

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Fenton House, about 1.7 miles east, is one of the historic houses in the wider area around Cricklewood. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Gabriel's Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a shop, office or commercial unit, for instance near Brent Cross Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Surveys in Cricklewood can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed
  • Leave a clear route to the loft

Advice

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Honest limits

A survey is a close look at the flat roof, but it cannot do everything. The main limits are:

  • Whether the deck or joists are strong enough
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • The condition of the deck or insulation hidden under the covering

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.
