How a flat roof survey works in Brondesbury

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We survey single-ply membranes, GRP fibreglass and upstands and outlets, and the problems we’re asked to look at most are blistering in felt or asphalt and dips that suggest the deck is deflecting.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Brondesbury, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Common questions in Brondesbury

Is my home in Brondesbury listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover commercial flat roofs around Brondesbury?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Does the report include photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How long will you be at the property?

Most surveys take about 1–2 hours at most homes, and more on a big or complicated roof. The report follows by email.

What we are asked to look at in Brondesbury

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

A survey can pick up problems such as:

  • Blisters and bubbles in the covering
  • Leaks around rooflights
  • A sagging deck under the covering
  • Failed upstands where the roof meets a wall

If you run a business near O2 Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Questions to ask before you book

  • What the report includes, and whether it has photos
  • Whether they hold professional indemnity and public liability insurance
  • How long they’ve been surveying roofs
  • Whether the loft is part of the inspection

What’s in a roof survey

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. In a London area like Brondesbury, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Tell us about parking before the day
  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey

How to book

Most bookings start with a short call: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.
