About our pre-purchase roof survey in Church End
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. If you’ve noticed loose pots and cracked flaunching and flashings that have lifted or split, we can find out what’s behind it.
In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Church End, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two at a typical house, with time for the loft where it can be reached. In Church End, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Getting ready for the survey
- If you’re buying, check with the agent that we can get in

Why act early in Church End
A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why choose Independent Roof Survey in Church End
- Surveys seven days a week
- Package prices that include VAT
- CAA-registered drone operator (Flyer ID and Operator ID)
- Customer satisfaction of 98%

Buying a home or a new roof in Church End
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 3.2 miles east lies Fenton House, a reminder of how long the area around Church End has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you live in an older home near Church of St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Church End is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. If you let a flat or house near Harlesden station, a written report helps before buying a rental or paying for a new roof on one.

What affects the price in Church End
A few things affect what a survey costs:
- The height of the building and how the roof can be seen safely
- The size of the roof
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
Booking your survey
When you call or email, these details help:
- The address and postcode of the property
- The reason for the survey, such as buying, a leak or storm damage
- Any stains, drips or damp patches you’ve seen indoors
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.
How the survey changes by roof type
Natural slate
Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
FAQs for Church End
Will parking be an issue for a roof survey in Church End?
Typically it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Are there drone restrictions around Church End?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where it applies.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we’ll explain what’s needed.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
