Chimney surveys for Eastcote homes and businesses

Chimney surveys for homes and businesses in Eastcote

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you’ve noticed staining on walls around the chimney and mortar washing out of the joints, a survey will tell you what’s going on.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Eastcote has one, it needs checking from somewhere that can actually see it.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Prices for chimney surveys in Eastcote

We confirm the price for your survey before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • Height and safe access
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

There’s no need for technical words. Just let us know:

  • The address and postcode of the property
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage

Once you know what you need, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Why get it checked now?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at

What a chimney survey looks like in Eastcote

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Headstone Manor, about 1.7 miles north-east, show how far back building in the area around Eastcote goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Cannon Lane Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Headstone Lane station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For businesses in and around places such as St. George's Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common questions in Eastcote

Can parking be tricky for a visit in Eastcote?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Eastcote?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What’s the best way to book?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

What causes damp on a chimney breast?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden damage within the stack
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

Landlords, agents and block managers in Eastcote

Any of our surveys can be booked by landlords, agents and building managers in Eastcote. To discuss a property or a block, ring 07833 053749 or send us an email.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Use the report as a baseline for future checks
  • Photograph damp patches with the date
  • Never climb onto the roof to look at a chimney
  • Have the flue swept and checked if you use the fire

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.
