How a chimney survey works in North Harrow

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. If you’re worried about lifted or split lead flashings and bricks with flaking faces, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Why act early in North Harrow

If you’re thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Any roof job in North Harrow means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

What a survey costs

We confirm the price for your roof before you book. These are the things that affect it:

  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • How big the roof is
  • Commercial roofs and larger buildings

All our prices include VAT. Our price is from £150, including VAT. You will know the price for the job before you book.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

When to book a survey in North Harrow

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Here are some of the things we see frequently:

  • Gaps where the stack meets the roof
  • Damp patches on chimney breasts
  • Damaged chimney pots and cowls
  • Flaunching that has broken away

Take an older house close to Church of St Alban: old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • What they won’t be able to tell you
  • Whether the price includes VAT
  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A structural engineer’s assessment
  • Hidden sides of a shared stack
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

What we look at

  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks

What a chimney survey looks like in North Harrow

Headstone Manor, about 0.8 miles north-east, is one of the historic houses in the wider area around North Harrow. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Harrow-on-the-Hill station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like Longfield Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about chimney surveys in North Harrow

I let a flat near Harrow-on-the-Hill station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can parking be tricky for a visit in North Harrow?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Do you cover North Harrow?

Yes. We survey roofs across London and South East England, North Harrow included.

What causes damp on a chimney breast?

Normally it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

What happens next?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How long does the survey take?

It usually takes an hour or two at a house, as part of a look at the roof around the stack. You will then get the report by email.

What’s the best way to book?

To book, call 07833 053749 or drop us an email and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Keep pets in another room
  • Let us know about parking before the day

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.
