Greenhill questions

How do I find out if my home in Greenhill is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Harrow-on-the-Hill station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need.

What do you check on a chimney?

The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

What causes damp on a chimney breast?

Usually it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

How do I book a survey in Greenhill?

It is easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we will suggest the right survey. We survey on weekdays, Saturdays and Sundays.

How a chimney survey works in Greenhill

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. If you are worried about damp patches on chimney breasts and frost-damaged brickwork on the stack, we can find out what’s behind it, on flaunching, lead flashings and chimney breasts alike.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Greenhill are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Roof by roof

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Capping without ventilation can trap moisture.

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

What a chimney survey looks like in Greenhill

The wider area around Greenhill has a long history of building, with Headstone Manor about 1.1 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Northwick Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you look after a shop, office or commercial unit, for example near St. Anns, a dated report on the roof is useful for planning and for any lease discussions. If you look after a building such as Saint Jerome Church of England Bilingual School, a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for a house; commercial roofs usually need 3–4 hours. For a visit in Greenhill, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Find any records of previous roof work
  • Keep pets in another room
  • For flats, check roof access has been agreed

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • A structural engineer’s assessment

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What our survey covers.

Why it’s worth a survey now in Greenhill

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
