About our chimney survey in Northwick Park
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you are worried about damaged chimney pots and cowls and a stack that appears to lean, a survey will tell you what’s going on, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Northwick Park as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Chimney surveys in Northwick Park: local notes
With Headstone Manor about 1.9 miles north-west, Northwick Park sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Harrow High School: a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near St. Anns, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Landlords with a home close to Kenton station may find that the gap between tenancies is a good time to have the roof looked at.
Northwick Park is about 1 mile south-west of Kenton, in Greater London. We cover Northwick Park and the rest of Greater London, as part of our work across London and South East England. We cover towns and villages across Greater London, from the larger towns to small villages. We also survey roofs in London.
We survey roofs across the HA1, HA3 and HA0 postcode area for chimney surveys. That includes homes and businesses on Lyon Road, Manor Road and Gayton Road and the roads around them. Northwick Park sits on or near the A404, which makes travel easy. Landlord and commercial surveys in Northwick Park
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Keep track of stains on chimney breasts
- Have brackets on the chimney checked
- Never climb onto the roof to look at a chimney
- Ask about consent before removing a chimney on an older property
After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.
Questions from Northwick Park
Is my home in Northwick Park listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can parking be tricky for a visit in Northwick Park?
Normally it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.
What happens next?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it is capped and its condition, so you can decide with a builder what to do.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
My chimney looks like it is leaning. What should I do?
Have it checked rather than leaving it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it is stable.
Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photographs.
What you can safely check yourself
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What affects the price in Northwick Park
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- House, block, shop or office
- Any need for thermal images or a drone flight
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:
- Where any leaks, stains or damp patches show inside
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from ground level or a window
- Any deadline, such as an exchange date
Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or drop us an email.
Roof by roof
Flaunching
Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

What happens on the day
After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it usually takes between one and two hours for most homes, a little longer where there are several stacks. In Northwick Park, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
