Chimney survey in Pinner Green: what you get

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We’re frequently asked to look into lifted or split lead flashings and spalled or crumbling bricks, across chimney pots and cowls, lead flashings and brick chimney stacks.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Pinner Green as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

How the survey changes by roof type

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.

Why get it checked now?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Every price we give includes VAT, and the report is not charged as an extra. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Pinner Green questions

I let a flat near Hatch End station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Pinner Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long does the survey take?

Most surveys take between one and two hours for a house, and more on a big or complicated roof. We’ll confirm the timing when you book.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

Is a chimney survey the same as a flue inspection?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What does a chimney survey cover?

The whole stack, as far as it can be seen safely: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

What a chimney survey doesn’t cover

Before you book, it’s worth knowing what a survey will not do:

  • Conditions inside walls
  • Hidden sides of a shared stack
  • Whether the flue is safe to use

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work
  • Unlock side gates and any roof access doors

Advice

Pinner Green homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Pinner Green has a long history of building, with Headstone Manor about 1.7 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Hatch End station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If yours is one of the older homes in the streets near Christian Science Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you run a business near St. George's Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Useful tips for Pinner Green property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep track of stains on chimney breasts
  • Make sure fixings on the stack are secure
  • Look at the chimneys with binoculars after a storm
  • Use a Gas Safe registered engineer for gas appliances

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
