Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Get the gutters cleaned out every year
  • Check from the ground or a window, not a ladder
  • Don’t leave hidden gutters out of a clear-out
  • Look for new stains on ceilings below valleys after rain

For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow, and the water they spill can damage walls and timber.

Gutter survey in Hatch End

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed choked outlets or hopper heads and leaking or loose downpipes, we can find out what’s behind it, on fascias and soffits, downpipes and parapet and box gutters alike.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Hatch End has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

Advice

Your questions about gutter surveys in Hatch End

Is my home in Hatch End listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Hatch End station?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Can you tell me if my old gutters contain asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

When is the best time for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.

How quickly is the report sent?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when you book.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Landlords and agents in Hatch End book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Rot or damp concealed behind fascias or inside walls
  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

What we look at

  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes

What we’re asked to look at in Hatch End

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Typical things we’re asked to look at include:

  • Fascia boards damaged by overflowing water
  • Water backing up from a hidden gutter
  • Choked outlets or hopper heads
  • Gutters that have fallen out of line

Take a building like Pinner Park Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • Which limits apply to the survey
  • How long the report takes to arrive
  • How they plan to inspect the roof safely
  • How long they’ve been surveying roofs

What to expect from a roof survey

Roofs, chimneys and gutters in Hatch End

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Hatch End is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Hatch End has a long history of building, with Headstone Manor about 1 mile south-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

The streets around a church such as Pinner Baptist Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for example near St. George's Shopping Centre, a roof report helps plan work around trading rather than after a leak.
