Storm damage roof report in Hatch End: what you get

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. If you’re worried about gaps where slates or tiles have gone and damaged pots on the stack, a survey will tell you what’s going on, on flat roofs, gutters and fascias and ridges and hips alike.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Hatch End, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.

We keep jargon out of it: if work is needed, the report says so clearly.

When you need someone else

To be straight with you, a roof survey has limits:

  • How your policy defines a storm
  • Damage hidden under coverings or inside the structure, without opening up
  • The work of a loss adjuster appointed by your insurer

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Slate and tile slopes
  • Ridges and hips
  • Gutters and fascias
  • Flat roofs
  • Flashings
  • Chimney stacks

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Report the damage to your insurer as soon as you can
  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Look at what your policy says about wear and tear
  • Keep invoices for temporary repairs

If a claim is declined and you disagree, the first step is a complaint to the insurer. If that does not resolve it, the Financial Ombudsman Service may be able to help.

A well-maintained roof stands up to storms better. Fix slipped slates, loose ridges and lifted flashings when you spot them.

Prices for storm damage roof reports in Hatch End

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The size of the roof
  • The height of the building and how the roof can safely be seen
  • The type of building, from a house to a block or an office
  • Which survey package you book

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • Dates you’re working to, such as exchange
  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for a house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so in Hatch End we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the details: when the storm hit and what damage you can see.
  2. The roof is looked at from the ground, from windows and from the roof space where it is safe.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

How to prepare

  • Leave side gates unlocked
  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices

How to book

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Do you need a storm damage roof report in Hatch End?

Storms do not only affect pitched roofs. Coverings can tear or peel back at the edges, and water can pond where outlets are blocked. We record what we find on flat and pitched roofs alike.

A survey makes sense if you’ve noticed:

  • Stains appearing after strong winds
  • Roofs hit by falling trees
  • Cowls or aerials dislodged in the wind
  • Broken or displaced guttering

If you run a business near St. George's Shopping Centre, a quick answer on where water is coming in keeps a business running.

Before you book anyone

  • Whether the loft is part of the inspection
  • What they won’t be able to tell you
  • When you will get the report
  • Whether the price includes VAT

FAQs for Hatch End

Can parking be tricky for a visit in Hatch End?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How do I find out if my home in Hatch End is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. We record the damage, with photographs and the likely cause, for you to give to your insurer.

How are storm damage reports priced?

A storm damage report starts from £150. Larger roofs are quoted for their size. Repair costs aren’t part of the report.

Storm damage roof reports in Hatch End: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Hatch End is one of them, bay roofs, hips and later dormers each have their own details. Different coverings let water in at different points, which shapes where the search starts. About 1 mile south-east lies Headstone Manor, a reminder of how long the area around Hatch End has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take a building like Pinner Park Primary School: tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of Hatch End station, a clear finding on where water gets in helps you brief a roofer straight away.
