What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Hatch End, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

About our roof survey in Hatch End

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey lead flashings, ridges, hips and valleys and chimney stacks, and people most often book us about condensation or damp timbers in the loft and cracked mortar along the ridge.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Hatch End with this kind of roof, the hidden gutter is one of the first things to check.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Chimney stacks
  • Flat roofs
  • Lead flashings
  • Natural slate
  • The roof space
  • Ridges, hips and valleys

Why get it checked now?

If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Mention any flat roofs as well as the main roof
  • Move stored items away from the loft hatch
  • Take photos of any leaks as they happen
  • Let us know about any leaks or stains you’ve seen

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Questions from Hatch End

How do I find out if my home in Hatch End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Are there drone restrictions around Hatch End?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Do you work in Hatch End?

Yes. We survey roofs in Hatch End and the rest of Greater London. For a price, ring 07833 053749 or email us.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.

What a roof survey looks like in Hatch End

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses such as Headstone Manor, about 1 mile south-east, show how far back building in the area around Hatch End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for example near St. George's Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Landlords with a home close to Hatch End station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Pinner Baptist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
