Gutter surveys for homes and businesses in Belmont
Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about choked outlets or hopper heads and joints that drip after rain, a survey will tell you what’s going on.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later, like when you want to compare after future work.

How it works
The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes between one and two hours for most houses, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Belmont runs like any other.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A report with photographs and recommendations follows.
How to prepare
- Jot down any questions you want answered
- Agree roof access with the managing agent if it is shared
- Unlock side gates and any roof access doors

Useful tips for Belmont property owners
Nothing here needs a ladder. A few suggestions:
- Have overhanging branches cut back
- Look for green streaks or damp patches on walls
- Check for spilling water in a downpour
- Make sure downpipe clips are holding
If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get the gutters cleared every year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- The size of the roof
- How many separate roofs there are, such as extensions, dormers and garages
- If the survey needs thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.
Booking your survey
We’ll normally ask about:
- Any photos you have, taken from ground level or a window
- The reason for the survey, such as buying, a leak or storm damage
- Your postcode, so we can check access and travel
- Your timetable, such as an exchange date
Booking is simple: just phone 07833 053749 or use the contact form and give us a few details about the property and we will recommend the right survey. The price is agreed up front.
When you need someone else
In fairness, a roof survey has limits:
- Damage hidden inside walls or behind boards
- Hidden sections we cannot view safely
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Gutter surveys in Belmont: local notes
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. Headstone Manor, about 1.6 miles west, is one of the historic houses in the wider area around Belmont. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a building like St Joseph's Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Harrow & Wealdstone station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Canons Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Box and secret gutters
Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.
