Flat roof survey in Belmont, Greater London
Find out the condition of the flat roof at your property in Belmont. We visit on weekdays and at weekends.
- Edge trims that have lifted or split
- Splits, cracks and crazing
- Ponding water that doesn’t drain away
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Keep people off the roof unless they need to be there
- Keep outlets clear of leaves and moss
- Check from a window for ponding after heavy rain
- Plan a survey before the covering reaches the end of its usual life
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
Flat roof survey in Belmont
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about splits, cracks and crazing and gaps at upstands and abutments, we can find out what’s behind it.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Belmont, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat and commercial roofs around Belmont
About 1.6 miles west lies Headstone Manor, a reminder of how long the area around Belmont has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
If your home is one of the older ones in the streets near Church of St Anselm, flat-roofed rear additions and dormers added over the years are worth checking. For businesses in and around places like St. Anns, a flat roof over a business is out of sight and out of mind until it leaks.
Belmont is about 1 mile south-west of Stanmore, in Greater London. We carry out flat roof surveys in Belmont for houses, flats, blocks and commercial buildings, with a written report and photographs every time. Our area takes in places right across Greater London, large and small. There is also a page for London.
We survey roofs across HA3 and HA7 for flat roof surveys and the streets around it. That includes homes and businesses on The Avenue, Locket Road and Church Lane. We also cover Harrow Weald (1 mile west), Stanmore (1 mile north-east), Headstone (2 miles west), Brockley Hill (2 miles north-east) and Hatch End (2 miles west). Further out, we also cover London (12 miles south-east), City of Westminster (9 miles south-east), Marylebone (9 miles south-east), Kensington (9 miles south-east), St Pancras (10 miles south-east) and Shoreditch (12 miles south-east).
Around Belmont
Locally, jobs take us to homes and businesses close to Whitchurch Junior School, Park High School and Canons Park and the streets around them. The closest station to Belmont is Harrow & Wealdstone station, roughly 0.9 miles south-west of the centre. A little further out are Hilfield Castle (3.7 miles north) and St. Anns (1.6 miles south-west). For a walk, there’s Northala Fields and Stanmore Country Park.
What we cannot see
In fairness, there are limits to any roof survey:
- Whether the deck or joists are strong enough
- Asbestos testing, which needs a specialist asbestos surveyor
- Fragile surfaces, which we don’t walk on
If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.
Roof types and parts we check
- Single-ply membranes
- Upstands and outlets
- Mastic asphalt
- EPDM rubber
- GRP fibreglass
- Felt flat roofs
What happens on the day
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- You let us know about the roof, its covering if you know it, and any leaks.
- We check the roof from wherever it can be seen safely.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
How to prepare
- Agree roof access with the managing agent if it is shared
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear

Advice
Common questions in Belmont
Is my home in Belmont listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Belmont?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you take photos of the roof?
Yes, every report has them. Each finding is shown in a picture where possible.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or send us an email with the details.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
How long will you be at the property?
Time on site depends on the roof; most visits take roughly 1–2 hours for a house, or half a day or so for a commercial building. The report is sent afterwards by email.
Leave it or get it looked at?
If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What to let us know when you get in touch
When you call or email, these details help:
- Where any leaks, stains or damp patches show inside
- Any deadline, such as an exchange date
- Where the property is, with the postcode
- The reason for the survey, such as buying, a leak or storm damage
A quick phone call is usually the easiest start: ring 07833 053749 or drop us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
Signs you need a flat roof survey in Belmont
Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Typical things we’re asked to look at include:
- Dips that suggest the deck is deflecting
- Splits and cracks in the covering
- Leaks around rooflights
- Edge trims that have lifted or split
For a London address like Belmont, it helps to know about controlled parking before the day.
