Flat roof survey in Headstone: what you get

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We’re frequently asked to look into splits, cracks and crazing and failed upstands where the roof meets a wall, across EPDM rubber, GRP fibreglass and mastic asphalt.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Headstone, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Why act early in Headstone

A small split in a flat roof is usually a modest job when it is found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Honest limits

To be straight with you, a roof survey has limits:

  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we do not walk on
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

What we check

  • Mastic asphalt
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Practical tips

These tips come from what we see on roofs every week:

  • Treat rooflights and old sheeting as fragile
  • Note any new marks on ceilings beneath the roof
  • Clear roof outlets and gutters each autumn
  • Have the roof looked at again after a severe storm

Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for most houses, and longer for a large or complex roof. For a visit in Headstone, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • If you are buying, let the agent know when we’re coming
  • Leave a clear route to the loft
  • Let us know about parking near the property

Advice

Headstone questions

Do you cover Headstone?

We do. The survey and report are the same in Headstone as anywhere else, and visits run on weekdays and weekends.

Will parking be an issue for a roof survey in Headstone?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

What a flat roof survey looks like in Headstone

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Headstone is one of them, bay roofs, hips and later dormers each have their own details. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 0.6 miles south-east lies Headstone Manor, a reminder of how long the area around Headstone has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you run a business near St. George's Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks. If you let a flat or house near Headstone Lane station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like Pinner Park Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
