What we look for on each type of roof
Roof spaces and lofts
The loft space shows a lot about a roof’s condition. We check it where there is safe access, looking for staining, damp and daylight.
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected where they can be seen.
Landlord roof surveys for homes and businesses in Headstone
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. We are frequently asked to look into splits and blisters in flat roof coverings and leaks into upper flats, on gutters and downpipes, converted houses and blocks of flats.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Questions from Headstone
How do I find out if my home in Headstone is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs for landlords with property near Headstone Lane station?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Can you survey a shared roof on a terrace or converted house?
Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen as well as what could.
Is the report suitable for a maintenance plan?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What does a roof survey cost?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Do you work in Headstone?
Yes. We survey roofs across London and South East England, and that includes Headstone.

What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether it’s a home or a commercial building
- Which survey package you book
- Chimneys, valleys, parapets and other details
- The size of the roof
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Landlord roof survey starts from £150, including VAT.
What to let us know when you get in touch
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- When you need the report by
- What kind of property and roof it is
- Any photos you have, taken from the ground or a window
- Anything about access we should know
Most bookings start with a short call: call 07833 053749 or use the contact form. You will have a price before anything is arranged.
Landlord and commercial surveys in Headstone
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- Make sure pets are kept safely away
- Point out any leaks or damp patches
- Jot down any questions you want answered
Booking a survey
If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

What a landlord roof survey does not cover
It is a careful look at the let or shared roof, not the whole story. Its limits include:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Asbestos testing of roof sheets or soffits
- Legal advice on leases or service charges
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Do not store items over the loft hatch
- Give residents notice before a survey
- Ask residents to report damp right away
- Survey the roof on a regular cycle
If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.
Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.
Local roofs in Headstone
Historic houses such as Headstone Manor, about 0.6 miles south-east, show how far back building in the area around Headstone goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Shop and office owners around St. George's Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Pinner Park Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For a London address like Headstone, it’s useful to know about controlled parking before the day.
