Independent landlord roof surveys in Carpenders Park

About our landlord roof survey in Carpenders Park

The lease usually decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. We survey rented houses, flat roofs on blocks and gutters and downpipes, and people most often book us about slipped or missing slates and tiles and ceiling stains reported by tenants.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Carpenders Park are no exception. Shared chimney stacks and the lead around them are just as important to check.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey typically takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in Carpenders Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • If it is not your property yet, arrange access through the agent
  • Leave a clear route to the loft

Any roof job in Carpenders Park means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Do not store items over the loft hatch
  • Arrange flat access beforehand
  • Do not wait for a leak to survey the roof
  • Keep past survey reports with the building’s records

We do not advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.

Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults typically get worse.

What we can’t see

It helps to know what a survey won’t do before booking:

  • Legal advice on leases or service charges
  • Roof areas we weren’t given access to
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Landlord roof surveys in Carpenders Park: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.6 miles south-east lies Headstone Manor, a reminder of how long the area around Carpenders Park has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building like St Meryl School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own one of the older houses in the streets near Oxhey Chapel, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Carpenders Park station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Carpenders Park: your questions answered

Do you survey roofs for landlords with property near Carpenders Park station?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building.

Does a conservation area affect roof work in Carpenders Park?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Carpenders Park?

Yes. We carry out landlord roof surveys in Carpenders Park, and the service is the same as everywhere else we work.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or drop us an email.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates, but contractors can price from it.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

If you can, have these to hand when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved

We survey roofs seven days a week. To find a date that works for you, ring 07833 053749 or use the contact form.
