Chimney surveys for homes and businesses in Carpenders Park

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and what we recommend. We survey brick chimney stacks, lead flashings and chimney breasts, and people most often book us about signs that a stack is leaning and gaps in the mortar around the pots.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Carpenders Park as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Carpenders Park: your questions answered

Does a conservation area affect roof work in Carpenders Park?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will parking be an issue for a roof survey in Carpenders Park?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • Roof area
  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own

For a price for your roof in Carpenders Park, call 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Anything about access we should know
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • The kind of building and roof involved

To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

Why act early in Carpenders Park

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Why book with us

  • Satisfaction rate of 98%
  • More than 20 years surveying roofs
  • An independent view of the roof
  • PI and public liability insurance

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take about one to two hours at a house, as part of a look at the roof around the stack. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a photo-illustrated written report and our recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft
  • Mention any parking restrictions on your street

Getting a price

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

Signs you need a chimney survey in Carpenders Park

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

People usually book a survey when they’ve noticed something like this:

  • A stack that appears to lean
  • Loose, cracked or missing pots
  • Spalled or crumbling bricks
  • Damp on a chimney breast inside

For an older house near a landmark such as Oxhey Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before booking

  • Is there a chance to talk the report through?
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Which limits apply to the survey

What a roof survey includes

Local roofs in Carpenders Park

The wider area around Carpenders Park has a long history of building, with Headstone Manor about 2.6 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Carpenders Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For businesses in and around places such as Harlequin Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
