Chimney survey in South Oxhey

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. If you are worried about damaged chimney pots and cowls and damp on a chimney breast inside, we can find out what’s behind it, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In South Oxhey, as across London, that’s why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • A structural engineer’s assessment
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.

What we look at

  • Flaunching
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks
  • Chimney breasts
  • Lead flashings

Chimney surveys around South Oxhey

With Headstone Manor about 2.4 miles south-east, South Oxhey sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces like Oxhey Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Greenfields Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Carpenders Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

South Oxhey: your questions answered

Do you survey roofs for landlords with property near Carpenders Park station?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.

Is my home in South Oxhey listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where it applies. If part of a stack can’t be seen, the report says so.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Which parts of the chimney do you look at?

The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Take a look at how roof surveys are priced and our case studies.

How the survey works

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. From the street, a London terrace usually shows only its front slope or parapet, so in South Oxhey we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before we arrive

Advice

Practical tips

Over many surveys, some simple habits stand out:

  • Make sure unused flues are capped with ventilation
  • Ask about consent before removing a chimney on an older property
  • Note any damp on chimney breasts and when it appears
  • Use a Gas Safe registered engineer for gas appliances

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

What affects the price in South Oxhey

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • How big the roof is
  • Any need for thermal images or a drone flight
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

What we need to know

To price your survey accurately, we’ll ask about:

  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.
