How new roof snagging works in South Oxhey

We carry out new roof snagging in South Oxhey and across London and the South East. A visit normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it’s safe to see, and by drone where it’s applicable. A photo report follows. We inspect on weekdays and at weekends. We survey loft conversions and dormers, replacement roofs and new-build homes, and the problems we are asked to look at most are flashings not properly dressed or fixed and cracked or slipped new tiles or slates.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in South Oxhey, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

What happens on the day

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most homes, depending on how much new work there is to check. In South Oxhey, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Advice

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Check the roof before you pay in full
  • Look for marks or cracks left by the work
  • Tell your roofer the work will be inspected
  • Watch for drips in the loft space with care

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Note the end date of any defects or warranty period. Book a check well before it so there is time to raise anything.

What a survey costs

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • Roof area
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details

New roof snagging starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

To price your survey accurately, we will ask about:

  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • Your postcode, so we can check access and travel

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.

How the survey changes by roof type

Ridges, hips and verges

Verges are easy to get wrong, so we look at them carefully.

Flashings

Chimney flashings are a frequent source of leaks, so we check them closely.

Buying a home or a new roof in South Oxhey

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Headstone Manor about 2.4 miles south-east, South Oxhey sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

The streets around a church such as Oxhey Chapel are often among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are. For a London address like South Oxhey, it helps to know about controlled parking before the day. If you own a rental within reach of Carpenders Park station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

South Oxhey questions

Is my home in South Oxhey listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in South Oxhey?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

What’s the price of a snagging inspection?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. To get a price, phone 07833 053749 or email us.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Will you deal with my roofer if there is a problem?

No, we report on the roof and do not take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What new roof snagging does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • How the roof will perform for years to come
  • Areas out of view from each safe vantage point
  • Estimates of what fixes will cost

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.
