New roof snagging around Headstone, with findings in writing and pictures to back them up. Book a weekday or weekend visit.

- Underlay not dressed into the gutter

What affects the cost of new roof snagging
Not every roof costs the same to survey, and it comes down to:
- Whether thermal imaging or a drone is needed
- Roof area
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

New roof snagging in Headstone: what you get
Replacing a roof costs a lot, so it’s worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. You get a report with photographs to share with your roofer. We’re independent of the roofer who did the job. Common reasons to book are debris left in gutters or valleys and loose or badly finished ridge tiles, on flashings and valleys, new flat roofs and new-build homes.
In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Headstone or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it’s a flat, the lease typically sets out who is responsible for the roof.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- The loft space and the rest of the property are checked for problems.
- Snags are listed in a written report with photos.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or email us with the addresses.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the new coverings
- How the roof will perform for years to come
- Settling a dispute with your roofer or builder
If in doubt, call 07833 053749 or email us and we will point you to the right survey. What a survey covers and doesn’t.

What else we do in Headstone
Headstone homes and their roofs
About 0.6 miles south-east lies Headstone Manor, a reminder of how long the area around Headstone has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own a rental within reach of Headstone Lane station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Headstone is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

Headstone questions
Can parking be tricky for a visit in Headstone?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you carry out roof surveys in Headstone?
Yes, Headstone is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or use the contact form with the address and some details.
Will you walk on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
How much time does a snagging visit need?
Most house visits take about 1–2 hours, and longer for large or complex roofs.
How soon after the work should I book a snagging inspection?
As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.
Why it’s worth a survey now in Headstone
A defects or warranty period does not last for ever. A snagging inspection before then leaves time to act. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we look for on each type of roof
Flashings
Flashings seal the roof to walls and chimneys. We check they’re dressed, fixed and pointed where they can be seen.
Underlay and ventilation
The underlay should be dressed into the gutter at the eaves to carry water off. We check it where it’s visible.
