New roof snagging in Belmont: what you get

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. We record what we see. We survey new-build homes, flashings and valleys and loft conversions and dormers, and people most often book us about cracked lower roofs or marked walls after the work and tiles or slates sitting out of line.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Belmont might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Belmont: your questions answered

Is my home in Belmont listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in Belmont?

Typically it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos to raise with the builder.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or send us an email.

Which parts of the roof does snagging cover?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is checked where there’s safe access, and we note any mess or damage left after the work.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just call 07833 053749 or email us for a price.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

Belmont homes and their roofs

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Belmont has a long history of building, with Headstone Manor about 1.6 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For a London address like Belmont, it’s useful to know about controlled parking before the day, along with any off-street space. Landlords with a home close to Harrow & Wealdstone station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Church of St Anselm: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Prices for new roof snagging in Belmont

A few things affect what a survey costs:

  • Roof area
  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • The shape of the roof and its details

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. We will confirm the figure before booking.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, like buying, a leak or storm damage
  • Where the property is, with the postcode
  • The style of property, from a terrace to a block

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours for most homes, depending on how much new work there is to check. London terraces rarely offer a view of the whole roof from one spot, so a visit in Belmont moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before we arrive

  • Dig out any old roof reports or invoices
  • Let us know about any leaks, stains or damp patches you know of
  • Let us know about parking before the day

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or drop us an email.

Advice

What we can’t see

Before booking, it is worth knowing what a survey won’t do:

  • Nails and clips under the slates or tiles
  • Settling a dispute with your roofer or builder
  • Details hidden from sight

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What a survey covers and does not.

What this survey covers

  • Replacement roofs
  • Flashings and valleys
  • Loft conversions and dormers
  • New flat roofs
  • New-build homes
  • Ridges and verges

Why get it checked now?

Offcuts left in a gutter can block it and send water down the walls. Finding it now is simpler than tracing damp later. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
