About our new roof snagging in Brockley Hill
A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We inspect as far as can be seen safely and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey flashings and valleys, loft conversions and dormers and new flat roofs, and people most often book us about gutters or fascias damaged during the job and vents that weren’t fitted or are covered.
London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Brockley Hill, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease usually says who looks after the roof.
Where we cannot see part of the new roof, the report says so. You will know exactly what was inspected and what wasn’t.

Brockley Hill questions
Will parking be an issue for a roof survey in Brockley Hill?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Do you carry out roof surveys in Brockley Hill?
Yes, Brockley Hill is one of the places we work. Every survey there gets the same written report with photographs.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
When should I book new roof snagging?
Ideally before you make the final payment so snags can be raised while the job is still open. If that is passed, book before any defects or warranty period ends.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Useful tips for Brockley Hill property owners
Here are a few things we’d tell any owner, before and after a survey:
- Check lower roofs and walls after scaffolding comes down
- Keep the contract and invoices together
- Put any issues to your roofer in writing
- Look for new stains after a downpour
After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.
Keep the final payment until the roof has been checked if your contract allows it. It keeps the job open until it is right.
What we look for on each type of roof
Ridges, hips and verges
Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.
Underlay and ventilation
From the loft, we check the underlay and look for condensation.
What new roof snagging looks like in Brockley Hill
The wider area around Brockley Hill has a long history of building, with Headstone Manor about 3.4 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you live in an older home near St Peter, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Controlled parking zones are common in London, so mention any permit rules for Brockley Hill. If you own a rental within reach of Elstree & Borehamwood station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Brockley Hill’s nearest station is Elstree & Borehamwood station, roughly 1.8 miles north-east. Leave it or get it looked at?
Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

How it works
Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, it normally takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. For a visit in Brockley Hill, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- The roof space and the rest of the property are checked for problems.
- Snags are listed in a written report with photos.
Before the survey
- If it is not your property yet, arrange access through the agent
- Check we can get to the back of the property
- Note where any stains or damp appear
