How a pre-purchase roof survey works in Brockley Hill
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers, and common reasons people get in touch are sagging ridge lines or uneven roof slopes and flashings that have lifted or split.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Brockley Hill could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

How the survey changes by roof type
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
For landlords and managing agents
We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the roof.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Signs you need a pre-purchase roof survey in Brockley Hill
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
Typical things we’re asked to look at include:
- Ponding, blisters or splits on a flat roof
- Roof slopes that look uneven or sagging
- Worn or lifted lead flashings
- Blocked or leaking gutters
Controlled parking zones are common in London, so mention any permit rules for Brockley Hill, along with any off-street space.

What happens on the day
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. For a visit in Brockley Hill, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Point out any leaks or damp patches
- If you’re buying, let the agent know when we’re coming
- Unlock side gates and any roof access doors

Brockley Hill: your questions answered
Are there drone restrictions around Brockley Hill?
That depends on where the roof is and on the weather. Brockley Hill is about 3 miles from Elstree Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying.
Is my home in Brockley Hill listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Will you need to get into the loft?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to.
What affects the price in Brockley Hill
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
- Extra roofs, like extensions, dormers or garages
- The height of the building and how the roof can be seen safely
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for your roof before you book.
Getting in touch
There is no need for technical words. Just let us know:
- The reason for the survey, like buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
- Any deadline, such as an exchange date
- The property’s address and postcode
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
What a pre-purchase roof survey looks like in Brockley Hill
Brockley Hill is about 3 miles from Elstree Aerodrome. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Headstone Manor, about 3.4 miles south-west, show how far back building in the area around Brockley Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near St Peter, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Elstree & Borehamwood station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
