New roof snagging near Stanmore

How new roof snagging works in Stanmore

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen as well as the gutters. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. If you’ve noticed underlay at the eaves left exposed and gaps at new flashings, we can find out what’s behind it, on new flat roofs, replacement roofs and ridges and verges alike.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Stanmore, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for a house, or half a day or so for a commercial building. In a London area like Stanmore, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

How to prepare

  • Agree roof access with the managing agent if it is shared

New roof snagging around Stanmore

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Headstone Manor, about 2.5 miles south-west, show how far back building in the area around Stanmore goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For a London address like Stanmore, it’s useful to know about controlled parking before the day. The streets around a church such as Church of St John are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Harrow & Wealdstone station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Stanmore is about 5 miles south-east of Watford, in Greater London. Whether the building in Stanmore is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Stanmore is one of the towns and villages in Greater London where we work. London is in our area too.

Stanmore: your questions answered

Does a conservation area affect roof work in Stanmore?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Stanmore?

Yes. Our area covers London and South East England, and Stanmore is part of that. Just phone 07833 053749 or use the contact form and tell us about the property.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What do you check on a new roof?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The loft space is checked where there is safe access and check for damage left by the job.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

What’s the best time to have a new roof checked?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Different roofs, different checks

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.

Valleys

We check valley linings for splits and poor laps as far as safe access allows.

What happens if roof problems are left?

Offcuts left in a gutter can block it that soak walls. Finding it now is simpler than tracing damp later. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
