Gutter survey in Stanmore: what you get

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We’re frequently asked to look into leaves and moss blocking gutters and leaking or loose downpipes, on parapet and box gutters, fascias and soffits and eaves gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Stanmore with this kind of roof, the hidden gutter is one of the first things to check.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Common questions in Stanmore

Will parking be an issue for a roof survey in Stanmore?

Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

I let a flat near Harrow & Wealdstone station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Different roofs, different checks

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Do you need a gutter survey in Stanmore?

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

A survey can pick up problems like:

  • Overflowing eaves gutters
  • Cracked or loose downpipes
  • Water backing up from a hidden gutter
  • Gutters packed with leaves or moss

Take an older house close to Church of St John: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you can ask questions once you have the report
  • How much experience they have with roofs like yours

What’s in a roof survey

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Check the loft with care after heavy rain
  • Look for downpipes coming loose
  • Have overhanging branches cut back
  • Check for spilling water in a downpour

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it is done.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so check they’re included in any clearing work.

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In Stanmore, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked

Advice

What a gutter survey looks like in Stanmore

With Headstone Manor about 2.5 miles south-west, Stanmore sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Harrow & Wealdstone station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Whitchurch Primary School & Nursery: a written record of a large roof helps plan work for the holidays rather than in term time.
