Landlord and commercial surveys in Stanmore

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Chimney survey in Stanmore: what you get

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey shared and party-wall stacks, lead flashings and brick chimney stacks, and common reasons people get in touch are disused chimneys trapping moisture and pots or cowls that look unsafe.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Stanmore are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a chimney survey looks like in Stanmore

Historic houses such as Headstone Manor, about 2.5 miles south-west, show how far back building in the area around Stanmore goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Stanmore is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you run a business near Broadwalk Centre, a roof report helps plan work around trading rather than after a leak. Trees in and around Canons Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

How the survey changes by roof type

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s frequently a small job.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone
  • The size of the roof

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

Before you get in touch, it helps to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block
  • Any photos you have, taken from the ground or a window
  • Your timetable, such as an exchange date

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a house, as part of a look at the roof around the stack. In Stanmore, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Make sure pets are kept safely away

Questions from Stanmore

Does a conservation area affect roof work in Stanmore?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is parking a problem for a survey in Stanmore?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

My chimney looks like it is leaning. What should I do?

Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it is stable.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. If part of a stack can’t be seen, the report says so.

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we are asked to look at in Stanmore

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

People usually book a survey after spotting one of these:

  • Bricks with flaking faces
  • Gaps in the mortar around the pots
  • Disused chimneys trapping moisture
  • Damp patches on chimney breasts

If your house is among the older ones in the streets near Church of St John, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
