Drone roof surveys for homes and businesses in Headstone

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. We never fly where it isn’t safe. We survey chimney stacks, valleys and parapet gutters and large and complex roofs, and the problems we are asked to look at most are loose ridge and hip tiles and chimney tops in poor condition.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Headstone is checked before any drone flight, and where permission is needed, the flight waits for it.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What affects the cost of drone roof surveys

When we price a survey, we consider:

  • The number of roofs, including extensions and garages
  • Height and safe access
  • If the survey needs thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Helping us price your survey

Before you get in touch, it is useful to have:

  • Any deadline, like an exchange date
  • The address and postcode of the property
  • What’s prompted the survey
  • What kind of property and roof it is

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

Landlords, agents and building managers in Headstone and across Greater London can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Headstone runs like any other.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there’s safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Booking a survey

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, phone 07833 053749 or send us an email.

How the survey changes by roof type

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. We check outlets and photograph any build-up.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.

Drones, thermal imaging and Headstone roofs

Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

If you run a business near St. George's Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. Historic houses like Headstone Manor, about 0.6 miles south-east, show how far back building around Headstone goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Common roof problems in Headstone

Hidden gutters and valleys are easy to overlook. Debris collects where nobody looks, until water overflows inside. A drone shows them clearly from above.

These are some of the problems a survey can pick up:

  • Cracked mortar along the ridge
  • Wind damage high on the roof
  • Outlets choked with leaves and silt
  • Gaps where slates or tiles have gone

Controlled parking zones are common in London, so mention any permit rules for Headstone, along with any off-street space.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Their insurance cover
  • What exactly goes into their report
  • Whether the loft is part of the inspection

FAQs for Headstone

Can parking be tricky for a visit in Headstone?

It depends on the street. If Headstone has controlled parking where you are, a visitor permit is the easiest answer.

Are there drone restrictions around Headstone?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
