Oxhey questions

Is my home in Oxhey listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near Bushey station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

What does a chimney survey cover?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about one to two hours at a typical home, and longer for a large or complex roof. The report is sent afterwards by email.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Chimney survey in Oxhey: what you get

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. We survey chimney breasts, brick chimney stacks and shared and party-wall stacks, and people most often book us about cracked or missing flaunching and a chimney out of line.

Trees around homes in smaller places like Oxhey drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

How the survey works

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. A visit to a smaller place like Oxhey is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Structural calculations for a leaning stack
  • Checks on boilers, fires or their flues
  • Conditions inside walls

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

Oxhey homes and their roofs

About 3.7 miles south lies Headstone Manor, a reminder of how long the area around Oxhey has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church like Church of St James are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you run a business near Harlequin Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

How the survey changes by roof type

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report explains what we could and couldn’t assess.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s often a small job.

When to book a survey in Oxhey

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

We are frequently asked to look at:

  • Staining on walls around the chimney
  • Gaps in the mortar around the pots
  • Redundant stacks capped without ventilation
  • A chimney out of line

Homes near green spaces such as Oxhey Park can get more leaves in their gutters in autumn.

Before booking anyone

  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
  • Their drone registration, if they fly one
  • What they won’t be able to tell you

What a good roof survey covers

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Landlords and letting agents in Oxhey book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the chimney stack.

Why it is worth a survey now in Oxhey

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Homes in smaller places like Oxhey can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
