DIY checks: what’s safe

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Thermal roof surveys for homes and businesses in Oxhey

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. If you’re worried about damp around roof outlets and upstands and damp where roofs meet walls and chimneys, a survey will tell you what’s going on, whatever the roof.

Around Oxhey, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Oxhey: your questions answered

Are there drone restrictions around Oxhey?

The answer turns on the exact location and the conditions on the day. Elstree Aerodrome is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone can’t fly safely in strong wind or a downpour, and the rest of the survey doesn’t depend on the drone.

Is Oxhey within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

What will the report tell me?

Written findings with photos, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Does the report include photos?

Yes. Photos are part of every report.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours for a house, and more on a big or complicated roof. You are welcome to ask questions while we’re there. In a smaller place like Oxhey, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear

What we look for on each type of roof

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Airspace, weather and Oxhey roofs

Oxhey has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Oxhey is about 3 miles from Elstree Aerodrome. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.

For hotels and guest houses around Oxhey, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition. If you run a business near Harlequin Centre, large commercial roofs are often easiest to see from the air or with a thermal camera. Take a building like Bushey Manor Junior School: a drone or thermal camera can show a large roof in a single visit.

Leave it or get it looked at?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. Homes in smaller places like Oxhey can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.
