Our roof survey service in WD23
There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey natural slate, the roof space and flat roofs, and people most frequently book us about condensation or damp timbers in the loft and slates or tiles that have slipped or broken.
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We check the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
What you’ll pay
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Roof surveys across WD23: local notes
Homes across WD23 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in WD23.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. WD23 is part of that mix.
Bushey: Take a building like Little Reddings Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Shop and office owners around Harlequin Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- File the report with your home documents
- Check we can open the loft hatch
- Check the roof from the ground after storms
- Stay off ladders and the roof
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Why get it checked now?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry.
What to check before booking
- How they plan to inspect the roof safely
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- When you’ll get the report
- Are they insured for the work?
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
- Whether the roof structure meets design loads

WD23: your questions answered
Do you work in WD23?
Yes. Our area covers London and South East England, WD23 included.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
