Roof leak investigations in Headstone

How a roof leak investigation works in Headstone

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back. Patching the spot above the stain often misses the real cause. Finding the route first lets the repair go where it is needed. We survey valleys and parapet gutters, flat roof details and chimney stacks, and common reasons people get in touch are stains around a skylight and wet patches on loft insulation.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Headstone, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Useful tips for Headstone property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Note the weather when the leak shows
  • Let us know what has already been tried
  • Don’t touch fittings that water is reaching
  • Mention any plumbing above the damp area

Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.

Common questions in Headstone

Is Headstone in the area you cover?

Yes, Headstone is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Headstone listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How much does a roof leak investigation cost in Headstone?

Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it’s part of the Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, ring 07833 053749 or email us.

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Jot down any questions you want answered
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • A structural engineer’s report
  • Leaks that only appear in weather we cannot recreate
  • Water from pipes, tanks or heating systems

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Flat roof details
  • Lead flashings
  • Valleys and parapet gutters
  • Chimney stacks
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers

Why act early in Headstone

Patching the spot above the stain often does not work. The real way in may be a metre or more away. An investigation finds the likely cause first. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Why us?

  • Surveys seven days a week
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • An independent view of the roof
  • Satisfaction rate of 98%

How we price roof leak investigations

Prices vary from roof to roof, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before you book.

What we need to know

What helps most when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work

Headstone roofs and the weather

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Headstone is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in. Headstone Manor, about 0.6 miles south-east, is one of the historic houses in the wider area around Headstone. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you look after a building such as Pinner Park Primary School, a leak through a large roof is frequently found some distance from where the water shows inside. For businesses in and around places such as St. George's Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters. Landlords with a home close to Headstone Lane station may find that tracing a leak quickly matters when a tenant is living with it.

Headstone is about 1 mile east of Hatch End, in Greater London. Surveys in Headstone work the same way as everywhere we cover: a careful look at what can safely be seen, photos and a clear written report. We cover towns and villages across Greater London. We also survey roofs in London.
