Roof leak investigation in Harrow Weald
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe viewpoint. Typical surveys look at condensation that looks like a leak and leaks below a flat extension roof, across flat roof details, the roof space and chimney stacks.
Water getting into a London home frequently comes from a detail you can’t see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Harrow Weald, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What a survey costs
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- The shape of the roof and its details
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:
- Any stains, drips or damp patches you’ve seen indoors
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- The type of building and roof, such as pitched or flat
Roof leak investigation starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
When to book a survey in Harrow Weald
Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, frequently well away from where it shows.
Typical things we are asked to look at include:
- Damp underlay across a wide area
- Water through the ceiling under a flat roof
- Leaks that appear only in driving rain
- Water dripping from rafters or underlay
For site and facilities teams at buildings such as Salvatorian Roman Catholic College, tracing a leak on a big roof starts with where the water appears and works back.
Choosing a roof surveyor
- Whether VAT is in the quoted price
- What exactly goes into their report
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What experience they bring
Wind, rain and roofs in Harrow Weald
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the roof type helps narrow down where water may be getting in. The wider area around Harrow Weald has a long history of building, with Headstone Manor about 0.9 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Headstone Lane station may find that a tenant living with a leak needs the cause found, not just the stain painted over. For businesses in and around places such as St. George's Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

What a roof leak investigation does not cover
It’s a careful look at the leaking roof, not the whole story. Its limits include:
- Whether rotten timbers meet design loads
- Water from pipes, tanks or heating systems
- A promise to find every leak on a single visit
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Mention any plumbing above the damp area
- Take dated photos of the leak
- Write down the wind direction and rain when it leaks
- Clear the loft hatch so we can get in
Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, so the repair is aimed at the cause.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

Why get it checked now?
A leak that returns after a repair normally means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. That’s often what breaks the cycle. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What happens on the day
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In Harrow Weald, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before we arrive
- Gather any invoices or paperwork from past roof work
- For a flat or shared roof, check access with whoever owns or manages the building
- If you are buying, check with the agent that we can get in

Advice
Common questions in Harrow Weald
Will parking be an issue for a roof survey in Harrow Weald?
Parking in Harrow Weald, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
Is my home in Harrow Weald listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Will you fly a drone over my roof?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
