Need a pre-purchase roof survey in Denham?

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Denham can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Keep pets out of the way during the survey
  • If you are buying, check with the agent that we can get in

How a pre-purchase roof survey works in Denham

If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. Typical surveys look at gaps where slates or tiles have come loose and signs of past leaks inside the loft, across chimney stacks, the roof space and lead flashings and valleys.

Being in a small place like Denham makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What we’re asked to look at in Denham

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from ground level.

Here are some of the things we see often:

  • Cracked flaunching or crumbling chimney pointing
  • Ponding, blisters or splits on a flat roof
  • Quick fixes on flashings and valleys
  • Slates or tiles that have slipped or gone

Historic houses like Ickenham Hall, about 2.5 miles east, show how far back building around Denham goes. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Before booking anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a good roof survey covers

Buying a home or a new roof in Denham

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Denham Aerodrome is about 2 miles from Denham. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

If you live in an older home near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Denham station, a written report helps before buying a rental or paying for a new roof on one.

Denham is about 3 miles north-west of Hillingdon, in Buckinghamshire. Denham is one of many places we visit across Buckinghamshire, for houses, flats and commercial buildings. Our Buckinghamshire coverage includes Denham and the places around it. London is in our area too.

What affects the price in Denham

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • House, block, shop or office
  • The number of roofs, including extensions and garages

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Helping us price your survey

Before you get in touch, it is useful to have:

  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

When you are ready to go ahead, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Roof by roof

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

Lead flashings and valleys

Many leaks start at a flashing, so we check each one closely. Any that need attention are photographed and explained.

Common questions in Denham

Does a conservation area affect roof work in Denham?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Are there drone restrictions around Denham?

That depends on where the roof is and on the weather. Denham is about 2 miles from Denham Aerodrome, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Will you climb onto the roof?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

How long does a pre-purchase roof survey take?

It typically takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.

Will you need to get into the loft?

Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.

What we can’t see

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in cement sheets or soffits
  • A valuation or a promise of a lower price
  • Whether timbers meet design loads

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Ask the agent to check the loft hatch can be opened
  • Find out whether the roof has been replaced or patched
  • Watch for stains or fresh paint on ceilings below the roof
  • Book once your offer is accepted

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
