Tips from our surveys
You do not need to be a roofer to help. Here’s what helps most:
- Watch for stains or fresh paint on ceilings below the roof
- Tell us your exchange date when booking
- Give your solicitor a copy of the report
- Check the lease for roof repair responsibilities
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. Common reasons to book are slates or tiles that have slipped or gone and blistered or split felt on a flat roof, across the roof space, chimney stacks and gutters and downpipes.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Yiewsley could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Yiewsley homes and their roofs
The flight restriction zone around Heathrow Airport covers Yiewsley, or comes right up to its edge. If your survey includes the drone, permission from the airport is needed first, and the flight only goes ahead if it’s given. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If your house is among the older ones in the streets near St Matthew's, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Yiewsley is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. With Ickenham Hall about 3.3 miles north, the area around Yiewsley has a long history. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Questions from Yiewsley
Are there drone restrictions around Yiewsley?
Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Heathrow Airport covers Yiewsley, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it is given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Can parking be tricky for a visit in Yiewsley?
Typically it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
Do you work in Yiewsley?
Yes. We cover Yiewsley and the rest of Greater London, as part of our work across London and the South East. For a price, call 07833 053749 or drop us an email.
Do you go up on the roof?
Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Will you need to get into the loft?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
For landlords and managing agents
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email.
What we look for on each type of roof
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.
The survey, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Surveys in Yiewsley can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey
- Let us know about parking before the day

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the price should change, which is between you and the seller
- Asbestos testing of any kind
- Walls, floors, services and rooms below the roof
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
