How a roof survey works in Cranford

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed worn or blocked valleys and ridge tiles that have lifted or moved, a survey will tell you what’s going on, on ridges, hips and valleys, flat roofs and lead flashings alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Cranford has one, it needs checking from somewhere that can actually see it.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In Cranford, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Advice

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Hold on to the report for future surveys
  • Photograph stains when they appear
  • Let us know about past leaks
  • Find records of any re-roofing or repairs

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Roofs, chimneys and gutters in Cranford

The flight restriction zone around Heathrow Airport covers Cranford, or comes right up to its edge. If your survey includes the drone, we ask the airport for permission first, and only fly if it’s given. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Cranford Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For businesses in and around places like Treaty Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Why get it checked now?

Without a survey, you’re guessing at what the roof needs. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

When to book a survey in Cranford

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, especially near trees.

It is worth booking a survey if you’ve seen:

  • Flashings that have come away from the wall
  • Cracked or blistered flat roof coverings
  • Worn or blocked valleys
  • Condensation or damp timbers in the loft

For landlords with property near Hayes & Harlington station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • Whether the loft is part of the inspection
  • Whether you get a written report with photos
  • Which parts of the roof they’ll actually see
  • Is there a chance to talk the report through?

What to expect from a roof survey

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

Cranford: your questions answered

Does a conservation area affect roof work in Cranford?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

I let a flat near Hayes & Harlington station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do you inspect the roof from on top?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

How much is a survey?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
