How a roof survey works in Heathrow

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. Typical surveys look at leaning or weathered chimney stacks and ridge tiles that have lifted or moved, on clay and concrete tiles, lead flashings and natural slate.

Older buildings in small places like Heathrow may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

Heathrow questions

Do you cover smaller places like Heathrow?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is drone flying allowed in Heathrow?

That depends on where the roof is and on the weather. The flight restriction zone around Heathrow Airport covers Heathrow, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How do I arrange a roof survey in Heathrow?

Simply phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Why get it checked now?

It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. For older village homes like those around Heathrow, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why us?

  • We hold a CAA Flyer ID and Operator ID
  • Weekday and weekend surveys

What a roof survey looks like in Heathrow

Historic houses such as Osterley House, about 4.6 miles east, show how far back building in the area around Heathrow goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. The flight restriction zone around Heathrow Airport covers Heathrow, or comes right up to its edge. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it’s given.

Shop and office owners around Treaty Centre may find that a dated report on the roof is useful for planning and for any lease discussions. Anyone responsible for a site like Bedfont Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Heathrow Terminals 2 & 3 Rail station, the gap between tenancies is a good time to have the roof looked at.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Heathrow needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

What affects the price in Heathrow

We confirm the price for the job before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The size of the roof

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.

Helping us price your survey

We’ll usually ask about:

  • The type of building and roof, like pitched or flat
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, like buying, a leak or storm damage
  • Where water is showing inside, if it is

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Have details of recent roof work to hand
  • Check the roof from ground level after storms
  • Make sure we can open the loft hatch
  • Keep a record of damp patches and dates

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
