Pre-purchase roof surveys near Heathrow

How a pre-purchase roof survey works in Heathrow

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey lead flashings and valleys, gutters and downpipes and natural slate, and people most often book us about old water stains in the roof space and a ridge or slope that dips.

Somewhere as small as Heathrow, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Why get it checked now?

It is tempting to skip the roof to keep a sale moving. We visit on weekdays, Saturdays and Sundays, and a Premium report comes the same day, which helps it fit around your exchange date. Where a roof is exposed, as many are in small places like Heathrow, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Why book us in Heathrow

  • Professional indemnity and public liability insurance
  • Drones and thermal imaging where applicable
  • More than 5,000 surveys completed
  • We hold a CAA Flyer ID and Operator ID

Before and after the survey

Over many surveys, some simple habits stand out:

  • Mention any deadline when you get in touch
  • Ask whether there are papers for past roof work
  • Find out whether the roof has been replaced or patched
  • For a flat, check who is responsible for the roof

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

Questions from Heathrow

How do I find out if my home in Heathrow is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Heathrow within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we will help you choose.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the price should change, which is between you and the seller
  • The condition of the rest of the house (that’s a RICS home survey)
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we look at

  • Clay and concrete tiles
  • Natural slate
  • Lead flashings and valleys
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • The roof space

Pre-purchase roof surveys around Heathrow

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 4.6 miles east lies Osterley House, a reminder of how long the area around Heathrow has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Heathrow Terminals 2 & 3 Rail station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Roof area
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Getting in touch

A little information up front helps. Please include:

  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • What made you get in touch

Once you know what you need, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a small place like Heathrow, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Before we arrive

  • Check we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets inside or away from the areas we are looking at

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
