How a gutter survey works in Heathrow

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. If you are worried about gutters packed with leaves or moss and blocked outlets and hoppers, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Heathrow

Do you survey roofs for landlords with property near Heathrow Terminals 2 & 3 Rail station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building.

Is Heathrow within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How do I book a survey in Heathrow?

Simply phone 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or drop us an email.

Heathrow homes and their roofs

Osterley House, about 4.6 miles east, is one of the historic houses in the wider area around Heathrow. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for example near Treaty Centre, a roof report helps plan work around trading rather than after a leak. If you let a flat or house near Heathrow Terminals 2 & 3 Rail station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Heathrow is about 2 miles north-west of Feltham, in Surrey. Anywhere in Heathrow, we can carry out gutter surveys at your property. Heathrow is one of the towns and villages in Surrey where we work for gutter surveys. We also survey roofs in London.

We survey roofs across TW6 for gutter surveys and the streets around it. If you are just outside Heathrow, we cover West Bedfont (1 mile south-west), Hatton (1 mile east), Bedfont (1 mile south-east), Stanwell (1 mile south-west) and Harlington (1 mile north-east). We also work in nearby towns such as Woking (12 miles south-west), Camberley (15 miles south-west), Epsom (12 miles south-east), Ewell (12 miles south-east), Egham (5 miles south-west) and Walton-on-Thames (6 miles south).

Common roof problems in Heathrow

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

We are often asked to look at:

  • Rotten fascias or stained soffits
  • Downpipes that are split or coming away
  • Blocked outlets and hoppers
  • Leaks at the gutter joints

Take a building like Bedfont Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • What experience they bring
  • Whether VAT is in the quoted price
  • Whether you get a written report with photos

What a good roof survey covers

Checking the roof from the ground

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Heathrow needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Mention any parking restrictions on your street
  • Leave a clear route to the loft

Advice

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers

What a survey costs

When we price a survey, we consider:

  • How big the roof is
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What we need to know

You don’t need to know any roofing terms. It is enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Why it’s worth a survey now in Heathrow

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. For older village homes like those around Heathrow, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
