What happens if roof problems are left?

Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. For older village homes like those around Heathrow, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • Two decades and more of roof surveys
  • Every finding written up with photos
  • Packages from £150, with VAT included
  • 5,000+ surveys completed

Roof leak investigation in Heathrow: what you get

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We’re often asked to look into damp patches next to the stack and leaks that appear only in driving rain, on lead flashings, rooflights and dormers and chimney stacks.

In a village or hamlet like Heathrow, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a typical home, and about three to four hours for a commercial roof. Around Heathrow, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Heathrow questions

How do I find out if my home in Heathrow is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Heathrow?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Common roof problems in Heathrow

A chimney stack has plenty of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

These are some of the problems a survey can pick up:

  • Drips from nail tips in a cold loft
  • Leaks at a dormer or roof window
  • Drips in the loft during heavy rain
  • Damp ceilings under a flat roof

Anyone responsible for a site like Bedfont Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Before you book anyone

  • Is VAT included in the price?
  • What’s outside the scope of the survey
  • Which viewpoints they use to see the roof
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Leaks and storm damage in Heathrow

With Osterley House about 4.6 miles east, Heathrow sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.

How the survey changes by roof type

Flat roof upstands and outlets

Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Rain can then run in at the ridge.
