About our roof leak investigation in Harlington
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. If you’ve noticed staining around the chimney inside and stains around a skylight, a survey will tell you what’s going on, whatever the roof.
In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we’re given access to in Harlington, inside and out. Let us know when the water shows, and in what kind of weather.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Harlington roofs and the weather
About 3.6 miles east lies Osterley House, a reminder of how long the area around Harlington has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. The covering and its details give the first clues when tracing where water is coming from.
For businesses in and around places like Treaty Centre, finding where water is getting in quickly keeps disruption down. If you look after a building like William Byrd Primary Academy, on a building that size, finding the source of a drip means looking well beyond the stain. If your house is among the older ones in the streets near Church of St Peter and St Paul, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Harlington is about 2 miles south-east of West Drayton, in Greater London. Wherever you are in Harlington, we can carry out roof leak investigations at your property. Across Greater London, we cover Harlington. There is also a page for London.
Surveys in UB3, TW6 and UB7 work the same way as everywhere else we cover. If you need a roof leak investigation at a property on New Road, Bath Road and Manor Lane or a nearby road, we can help. We also cover Sipson (1 mile north-west), Hatton (1 mile south-east), Cranford (1 mile south-east), Heathrow (1 mile south-west) and Harmondsworth (2 miles west). Further out, we also cover London (15 miles east), City of Westminster (12 miles east), Marylebone (13 miles east), Kensington (10 miles east), St Pancras (14 miles east) and Hoxton (15 miles east).
What’s near Harlington
Typical jobs here are in homes near The Red Lion pub, Harlington Community School and Lake Farm Country Park, among other places. The nearest railway station is Heathrow Terminals 2 & 3 Rail station, about 1.2 miles south-west of the centre. A little further out are Harlington (0.6 miles north-west) and Treaty Centre (3.4 miles east). Not far away are Staines Reservoirs and Crane Meadows.
Leave it or get it looked at?
Patching the spot above the stain often doesn’t work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What happens on the day
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at most homes, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Harlington moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- You get in touch with details of the leak and any photos.
- We check the stain, the ceiling and the loft above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it’s useful.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- Point out any leaks or damp patches
- Find any records of previous roof work
- Keep pets inside or away from the areas we are looking at

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Rented homes, blocks and businesses
Any of our surveys can be booked by landlords, agents and building managers in Harlington. For a price for a let property or a block, ring 07833 053749 or email us.
Letting agents and landlords in Harlington book surveys as well as householders. The report gives you a dated record of the leaking roof, with photographs, useful for planning maintenance.
When you need someone else
We only report what can be seen safely on the day, so there are some things a survey can’t cover:
- Water from pipes, tanks or heating systems
- A structural engineer’s report
- Putting the leak right
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.
What we check
- The roof space
- Rooflights and dormers
- Valleys and parapet gutters
- Lead flashings
- Chimney stacks
- Slate and tile slopes
- Flat roof details
What you can safely check yourself
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Questions from Harlington
Does a conservation area affect roof work in Harlington?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can parking be tricky for a visit in Harlington?
Sometimes, yes. If Harlington has controlled parking where you are, a visitor permit is the easiest answer.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Is there anything I need to do ahead of the visit?
Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, and tell us about past repairs. Keep catching drips and keep water away from electrics.
How do I arrange a roof leak investigation in Harlington?
The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll point you to the right survey. Surveys run on weekdays, Saturdays and Sundays.
Does the report include photographs?
Yes, every report has them. Pictures sit next to the findings they show.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
