About our gutter survey in Harlington
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed rotten fascias or stained soffits and brackets that have dropped or snapped, a survey will tell you what’s going on, on eaves gutters, outlets and hoppers and downpipes alike.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Do you need a gutter survey in Harlington?
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.
People normally book a survey after spotting one of these:
- Soffits marked by water
- Valley or box gutters that overflow inside
- Gutters that have fallen out of line
- Leaking or loose downpipes
Anyone responsible for a site like William Byrd Primary Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Their track record with similar roofs
- Whether you can ask questions once you have the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Roof by roof
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Fascias and soffits
Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
Roofs, chimneys and gutters in Harlington
Historic houses such as Osterley House, about 3.6 miles east, show how far back building in the area around Harlington goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Heathrow Terminals 2 & 3 Rail station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Treaty Centre, a roof report helps plan work around trading rather than after a leak.

Harlington: your questions answered
How do I find out if my home in Harlington is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is parking a problem for a survey in Harlington?
Typically it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Will you check the drains below ground?
No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Will you go up on the roof?
Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Why it’s worth a survey now in Harlington
Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.
What you get with us
- Package prices that include VAT
- Satisfaction rate of 98%
- Professional indemnity and public liability insurance
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
When you need someone else
A survey is a proper look at the gutter, but it can’t do everything. Its limits include:
- What’s behind fascias and inside walls
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- The inside of buried drains
If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before booking. What a survey covers and does not.
What this survey covers
- Parapet and box gutters
- Downpipes
- Outlets and hoppers
- Valley gutters
- Fascias and soffits
- Eaves gutters
The survey, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
How to prepare
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street
- If you are buying, let the agent know when we are coming
