How a thermal roof survey works in Harlington
We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. We survey insulated roof spaces, commercial roofs and flat roofs, and the problems we’re asked to look at most are heat escaping through the roof and possible trapped moisture under a flat roof covering.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Harlington as anywhere. Tell us about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Signs you need a thermal roof survey in Harlington
Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. Thermal imaging gives us another way to look for them.
Typical things we are asked to look at include:
- Cold spots on ceilings under the roof
- Patches of heat loss across the roof
- Leaks that are hard to trace
- Wet insulation beneath the membrane
With Osterley House about 3.6 miles east, the area around Harlington has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings.
Questions to ask before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the loft is part of the inspection
- Whether they hold professional indemnity and public liability insurance
- Whether the price includes VAT

Different roofs, different checks
Parapets, valleys and junctions
Problems where roof slopes and walls meet are often hidden. We combine a close visual check with the thermal images.
GRP fibreglass roofs
GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.
What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- The condition of timbers we cannot see
- A structural engineer’s assessment
- Reliable images in rain, strong wind or on a wet roof surface

Roof types and parts we check
- Flat roofs
- Commercial roofs
- Loft conversions
- Pitched roof slopes
- Insulated roof spaces
- Ceilings below the roof
Leave it or get it looked at?
A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What a thermal roof survey looks like in Harlington
Harlington is inside, or right on the edge of, the flight restriction zone around Heathrow Airport. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it’s given. Harlington has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them.
For businesses in and around places such as Treaty Centre, thermal images can show trapped moisture across a wide commercial roof. Harlington is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking.
Harlington is about 2 miles south-east of West Drayton, in Greater London. We carry out thermal roof surveys in Harlington for houses, flats, blocks and commercial buildings. We cover towns and villages across Greater London, large and small. London is in our area too.

Questions from Harlington
Are there drone restrictions around Harlington?
That depends on where the roof is and on the weather. The flight restriction zone around Heathrow Airport covers Harlington, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Is parking a problem for a survey in Harlington?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Is thermal imaging useful on pitched roofs?
It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.
How do I arrange a thermal roof survey in Harlington?
It is easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll recommend the right survey. We survey on weekdays, Saturdays and Sundays.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like Harlington, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch
