Thermal imaging roof survey in Sipson, Greater London
Independent thermal roof surveys in Sipson. We have completed more than 5,000 surveys across London and South East England.
- Leaks far from where the stain appears
- Stains that keep coming back
- Cold areas below the roof
Leave it or get it looked at?
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. In Sipson, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

How a thermal roof survey works in Sipson
A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. If you are worried about wet areas near outlets and upstands and cold areas below the roof, a survey will tell you what’s going on, on loft conversions, insulated roof spaces and pitched roof slopes alike.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Sipson, the address is checked against all of them, and permission is never taken for granted.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Useful tips for Sipson property owners
Over many surveys, some simple habits stand out as worth the effort:
- Note where damp appears and after what weather
- Keep the heating on as usual before a heat loss survey
- Keep outlets and gutters clear to stop water sitting
- Remember the conditions on the day affect the results
Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two for a house, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photographs and our recommendations.
Preparing for the visit
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
- Find any records of previous roof work

What we cannot see
Before you book, it’s worth knowing what a survey won’t do:
- A formal energy assessment
- Whether the deck or roof structure is strong enough
- Readings unaffected by sun, shade or reflections
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

Common roof problems in Sipson
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.
We are often asked to look at:
- Ceilings that feel colder in places
- Areas losing heat at the eaves and junctions
- Leaks that are hard to trace
- Thin or uneven insulation in the roof
Take an older house close to Christ Church: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
Choosing a roof surveyor
- Whether the loft is part of the inspection
- Their drone registration, if they fly one
- Which viewpoints they use to see the roof
- What’s outside the scope of the survey
Airspace, weather and Sipson roofs
With Osterley House about 4.3 miles east, Sipson sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Within a mile and a half or so of Sipson there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.
Take a building like Cherry Lane Primary School: thermal images can show where wet insulation sits under a big flat roof. Sipson is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.
Sipson is about 1 mile south-east of West Drayton, in Greater London. In Sipson, as across Greater London, every roof gets the same careful survey. Sipson is one of the places in Greater London where we work. Our London page covers surveys nearby.

How we price thermal roof surveys
Survey packages start from £150, including VAT. The price for your roof depends on:
- How big the roof is
- Chimneys, valleys, parapets and other details
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What to let us know when you contact us
These details help when you contact us:

- Any deadline, like an exchange date
- The style of property, from a terrace to a block
Once you know what you need, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Questions from Sipson
Is parking a problem for a survey in Sipson?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Is my home in Sipson listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
How long will you be at the property?
It usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email, on the timescale of your package.
Will the survey show heat loss through my roof?
Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there’s safe access.
What’s in the survey report?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.
Which survey includes thermal imaging?
It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
