Chimney Survey in Sipson
We take a careful look at the chimney stack at your property in Sipson, and put it all in a report with photos.
- Flashings pulling away from the stack
- Staining on walls around the chimney
- Redundant stacks capped without ventilation
Different roofs, different checks
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.
About our chimney survey in Sipson
A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. You then know where to start. We survey chimney breasts, shared and party-wall stacks and flaunching, and common reasons people get in touch are cracked or missing flaunching and flashings pulling away from the stack.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Nothing in the report is left vague: where something needs attention, it says so plainly.

Sipson: your questions answered
Does a conservation area affect roof work in Sipson?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can parking be tricky for a visit in Sipson?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can you survey a chimney stack we share with next door?
Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Local roofs in Sipson
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Osterley House about 4.3 miles east, Sipson sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Lake Farm Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Shop and office owners around The Chimes may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Sipson is about 1 mile south-east of West Drayton, in Greater London. Whether the building in Sipson is a house, a flat or a commercial unit, the roof can be surveyed. Our Greater London coverage includes Sipson. You can also see our page for London.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Look at the chimneys with binoculars after a storm
- Keep track of stains on chimney breasts
- Have brackets on the chimney checked
- Use the report as a baseline for future checks
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.
Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.
Why act early in Sipson
If you’re thinking of removing or reducing a stack, it helps to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. In Sipson, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

What we do, step by step
We’ll ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, a little longer where there are several stacks. In Sipson, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.
Getting ready for the survey
- Mention any parking restrictions on your street
- Have keys ready for side gates, garages or roof access doors
- For a flat or shared roof, check access with the building owner or managing agent

Common roof problems in Sipson
TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
Problems we come across often include:
- Damaged chimney pots and cowls
- Flaunching that has broken away
- Worn or missing pointing
- Staining on walls around the chimney
Landlords with a home close to West Drayton station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
What to check before booking
- How much experience they have with roofs like yours
- Is there a chance to talk the report through?
- What the survey won’t cover
- What insurance they carry
What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- Whether a gas appliance or its flue is safe
- Whether the flue is safe to use
- Hidden damage within the stack
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What our survey covers.
