Your questions about roof surveys in Sipson

I let a flat near West Drayton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Can parking be tricky for a visit in Sipson?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a report with photographs and recommendations.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

About our roof survey in Sipson

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey flat roofs, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are cracked mortar along the ridge and condensation or damp timbers in the loft.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Sipson as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common roof problems in Sipson

Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s frequently mistaken for a leak, and it needs a different fix.

Most people get in touch when they’ve noticed one of these:

  • Loose chimney pots
  • Debris building up in roof valleys
  • Cracked mortar along the ridge
  • Slipped, cracked or missing slates and tiles

Landlords with a home close to West Drayton station may find that the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • What follow-up you get after the report
  • Which limits apply to the survey
  • Their drone registration, if they fly one
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

When you need someone else

To be straight with you, there are limits to any roof survey:

  • The condition of the rest of the building (that is a RICS home survey)
  • A promise that the roof won’t leak in future
  • Asbestos testing of any kind

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we check

  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Chimney stacks
  • The roof space

Surveys for landlords and agents in Sipson

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Letting agents and landlords in Sipson book surveys as well as householders. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. In Sipson, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Make sure pets are kept safely away
  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors

Advice

Different roofs, different checks

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.

Chimney stacks

We check the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Roof surveys in Sipson: local notes

The flight restriction zone around Heathrow Airport covers Sipson, or comes right up to its edge. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it is given. With Osterley House about 4.3 miles east, Sipson sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Cherry Lane Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Living close to Lake Farm Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
