Roof survey in Harlington
Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you are worried about slates or tiles that have slipped or broken and worn lead at chimneys and abutments, a survey will tell you what’s going on.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Harlington has one, it needs checking from somewhere that can actually see it.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What happens if roof problems are left?
A small roof defect typically gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

What we do, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at a typical home, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Dig out any old roof reports or invoices
- Leave side gates unlocked
- If you are buying, check with the agent that we can get in

Advice
Common questions in Harlington
Can parking be tricky for a visit in Harlington?
It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Can you fly a drone over a roof in Harlington?
Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Heathrow Airport covers Harlington, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
Which days do you carry out surveys?

Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- File the report with your home documents
- Mention any flat roofs as well as the main roof
- Do not climb onto the roof yourself
- Let us know about past leaks
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

What affects the price in Harlington

- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The size of the roof
- Height and safe access

What we need to know
You don’t need to know any roofing terms. Just let us know:
- Your timetable, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
- The type of building and roof, such as pitched or flat
- Why you want a survey: buying, a leak, a storm or new work
Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Roof surveys in Harlington: local notes
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Harlington has a long history of building, with Osterley House about 3.6 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Heathrow Terminals 2 & 3 Rail station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Shop and office owners around Treaty Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
