Chimney surveys near Cranford

About our chimney survey in Cranford

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. Common reasons to book are flaunching that has broken away and flashings pulling away from the stack, across brick chimney stacks, lead flashings and shared and party-wall stacks.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Cranford are no exception. Shared chimney stacks and the lead around them are just as important to check.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Common roof problems in Cranford

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Here are some of the things we see often:

  • Unused flues sealed without airflow
  • Damp on a chimney breast inside
  • Lifted or split lead flashings
  • Damaged chimney pots and cowls

If you let a flat or house near Hayes & Harlington station, the gap between tenancies is a good time to have the roof looked at.

What a roof survey includes

Different roofs, different checks

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They tend to crack, so we look at them closely.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What causes damp on a chimney breast?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a house, as part of a look at the roof around the stack. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photos and our recommendations.

What a chimney survey looks like in Cranford

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.6 miles east lies Osterley House, a reminder of how long the area around Cranford has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Living close to Hounslow Heath is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For site and facilities teams at buildings like Cranford Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
