Flat roof survey in Cranford: what you get

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey mastic asphalt, EPDM rubber and felt flat roofs, and the problems we’re asked to look at most are failed seals around rooflight kerbs and loose or cracked edge trims.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Cranford, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Where we can’t see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a London area like Cranford, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Cranford: your questions answered

How do I find out if my home in Cranford is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will parking be an issue for a roof survey in Cranford?

Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Should I worry about standing water on my flat roof?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. We record where it sits and the likely cause.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

Surveys for landlords and agents in Cranford

Freeholders and residents’ companies use a roof report to plan and budget.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

How the survey changes by roof type

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

What affects the cost of flat roof surveys

We confirm the price for your survey before you book. These are the things that affect it:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or send us an email.

Before and after the survey

These tips come from what we see on roofs every week:

  • Limit foot traffic on the covering
  • Make sure new fixings through the roof are properly sealed
  • Never stand on rooflights or fragile sheeting
  • Note the date and type of any roof work

After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Fragile surfaces, which we do not walk on
  • A promise that the roof won’t leak in future
  • Testing older roof sheets for asbestos

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

What a flat roof survey looks like in Cranford

Historic houses like Osterley House, about 2.6 miles east, show how far back building in the area around Cranford goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. There are several hotels within about a mile and a half of Cranford. If you look after one, a leak through a flat roof can put a room out of use.

Shop and office owners around Treaty Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. The streets around a church like The Parish Church of the Good Shepherd are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you run a hotel or guest house in or near Cranford, a roof problem can mean rooms out of use.
